Modular Construction Under Way at San Leandro Senior Apartments

SAN LEANDRO, CA, November 15, 2017—Nonprofit BRIDGE Housing is bringing 85 new apartments for low-income seniors to San Leandro using modular techniques that will trim a projected 22 weeks off the construction schedule.

Cannon Constructors North is working with Guerdon Modular Buildings on San Leandro Senior Apartments, where a total of 109 factory-built modules will be craned into place and assembled on a traditionally constructed concrete podium.
 
Located at 528 West Juana Avenue, the $39.3 million building will provide affordable one- and two-bedroom apartments to households earning up to 30%-50% of Area Median Income (up to $41,750 for a household of two). Monthly rents will range from approximately $538-$1,106, depending on income and household and apartment size.
 
Amenities will include a ground-floor community room with an adjoining community kitchen and an exterior courtyard. BRIDGE will partner with Episcopal Senior Communities to provide services to the residents. San Leandro Senior Apartments is estimated to be complete in mid-2018.
 
It is the second phase of a master-planned development built on a former BART parking lot across from the San Leandro BART Station. The first phase, completed in 2017, includes modularly constructed Marea Alta (115 affordable family apartments), a child care center and more than 240 below-grade parking spaces for BART patrons. 
 
“The need for affordable housing is unprecedented, particularly in high-cost, West Coast markets, as evidenced by the more than 10,000 applications we received for 115 apartments at Marea Alta,” said Adhi Nagraj, Director of  Development for BRIDGE. “At a time when communities are striving to create more housing in less time and more affordably, modular construction presents many potential benefits: time savings, cost savings, quality control and a significant reduction in construction waste.”
 
The San Francisco Bay Area Rapid Transit District (BART) is the public partner and land owner. Financial partners for San Leandro Senior include US Bank, the Housing Authority of the County of Alameda, the Alameda County Community Development Agency, the California Department of Housing and Community Development, the City of San Leandro and the Federal Home Loan Bank of San Francisco. The architect is Ankrom Moisan Architects, Inc.
